1. Formation of contract. A binding contract is formed when your booking is completed and a confirmation is issued. By booking you confirm you have read and agree to these conditions, which are available at all times on this website.
2. Booking and payment. Every reservation must be secured with valid payment details. Some rates require full or partial prepayment at the time of booking; where they do, that payment forms part of the contract. Failure to complete payment may result in cancellation.
3. The service. The service is both the reservation of accommodation and its provision on the booked dates. The accommodation is allocated and held exclusively for you and cannot be resold once the cancellation period has passed.
4. Prices. All prices are in pounds sterling. Prices change with demand and availability, but the price of a confirmed booking does not change.
5. Check-in and check-out. Check-in from 15:00; check-out by 10:00. Guests must present valid photo ID on arrival. Failure to check in on the scheduled date may be treated as a no-show.
6. Cancellation, refunds and no-shows. Flexible rates can be cancelled free of charge until 14 days before arrival; within 14 days the full stay is charged. Non-refundable rates are paid in full at booking and cannot be refunded or amended. A no-show is charged in full and is non-refundable. Choosing not to use a booking does not entitle you to a refund. No refunds are issued for unused nights after check-in. Refunds outside these terms are at management’s discretion.
7. Amendments. Changes are subject to availability and may change the price. Changes requested within 48 hours of arrival may not be accepted.
8. House rules.
   • Photo ID is required at check-in.
   • Only registered guests may stay overnight.
   • No smoking anywhere inside the building.
   • Please respect quiet hours and other guests.
   • Damage to rooms or shared areas is charged to the guest responsible.
9. Liability. We are not liable for loss or damage to guests’ belongings except where caused by our negligence. Nothing in these conditions limits liability that cannot be limited by law.
10. Law. These conditions are governed by the law of England and Wales.
